Away for a week or more? House and property walk through and check-ins while client is away beginning at $25. Mail pick-up and watering of potted plants also offered.

Weekend homes opening and closing of property, stocking of refrigerator, weekly maintenance management provided.

Weekly and monthly seasonal rentals ~ DMK can provide a custom designed service to fit landlord and tenant needs.

Rental property management services. For a single family, multi-family or estate property a cost efficient monthly management program can be custom made to fit owners needs. Services can include emergency repair calls to full rental management services, tenant applications, leasing of property, maintenance inspections and scheduling of repair work.

Lease service by DMK Real Estate llc in Darien, Ct. Fee's are not fixed and can be changed by management but average around one month’s rent or 8.33% of total rental agreement.

DMK Property Management will act as a third party inspector that will perform routine visual building and property inspections and will recommend repairs and maintenance issues. DMK P.M.  will not repair or perform maintenance work, this will be done by independent contractor hired by property owner. Any discounts offered/received by sub-contractors will be directly applied to homeowner.

We specialize in high end residential property management where the property is well maintained, the tenants receive prompt response and the owner has less worries. Our company is made up of 3 partners who each have over 30 years work experience here in Fairfield County, Ct.

David is a licensed real estate broker with DMK Real Estate in Darien and can assist you in leasing and sales

Mike Arcamone has over 30 years’ experience in residential construction, renovations and maintenance issues and is a licensed Connecticut Home Improvement Contractor.

Ken Kaergel has over 30 years of experience in the area of home improvement contracting and has been managing rental property since the 1990’s.

Some of the services that would be included in our fee:

  • Key holder service.
  • Review tenant’s application, credit report and back ground check.
  • Create and monitor monthly, quarterly and annual maintenance requirements:
    • Yard service.
    • Spring and fall gutter cleaning.
    • HVAC servicing.
    • Septic service.
  • Payment on monthly bills to maintenance companies
  • Collection of rent
  • Handling of all requests by tenants
  • Quarterly exterior inspections
  • Bi-annual interior inspections
  • Bi-annual smoke detector inspections*
  • Bi-annual A/C filter changing*

*Materials and Parts to be paid by owner


Examples Extra Costs would be:

  • Repairs and Improvements, getting multiple quotes, scheduling
  • Dealing with non-payment of rent, Evection and attorney fees.
  • Paying Utility Fee’s.
  • Daily/Weekly check up on house when empty, especially in the winter.
  • Emergency calls.
  • Leasing of property by Brokerage
  • General Contracting by separate company.


We also offer estate and property management to you primary home where we will handle all the scheduling and payments of maintaining the property and monitoring the work being done. Along with that we also offer services to weekend homes, summer rentals and weekly rentals.
